食衣住行育樂是所有人民中生活所必需的元素,而其中尤屬「住」為最重要的需求。「有土斯有財」是多數臺灣人普遍的傳統觀念,這觀念更造成多數國人將買房視為人生中極為重要的事,而在房屋的買賣中許多法律及房屋相關問題得由房屋仲介人員協助買賣雙方處理讓買賣順利進行,如買賣一開始的物件周圍環境的熟悉瞭解及房屋現況格局圖繪製,能讓買方輕易認識物件;對物件的宣傳規劃實施,能讓物件快速且準確的呈現在想購買房屋的人面前;接下來就是經過訓練而有效率的與買方客戶互動、瞭解需求並給出適合的建議,能有效減少負面評價感受,增加客戶對物件的滿意度;在買賣進行簽約時,良好的協調溝通能讓雙方安心的簽約,避免不利交易的狀況產生;最後

在完成交易時,明白清楚的買賣法規說明及引導能讓買賣方都滿意順利的交屋,並在交屋後不會有悔買糾紛。因此房屋仲介人員須具備專業職能訓練內容完善而產生的專業服務品質在整個房屋買賣過程是十分重要的。本研究將探討房屋仲介人員職能對顧客滿意度的影響以服務品質為中介變項。本研究以消費使用者為調查對象,以問卷發放的方式蒐集資料進行研究及資料分析,發放420份問卷總共回收399份,有效回收問卷399份,回收率95%。並以SPSS統計軟體進行敘述性統計、信效度分析、相關分析、迴歸分析等。本研究結果:一、 房屋仲介人員職能對顧客滿意度有顯著正向影響。二、 房屋仲介人員之職能對服務品質有顯著正向影響。三、 房屋仲介人

機構住宿式長照服務是我國主要之照顧服務供給方式之一,而我國住宿型長照機構之發展,係逐漸朝往民營之方向設立與經營,且於長期照顧服務法、長期照顧服務機構法人條例立法施行後,開放了非以公益為目的之長照機構社團法人。然,住宿型長照機構存有供給不足之現象,如何增加住宿型長照機構數量之同時,又能確保機構所提供之照護環境能保障高齡者之健康與安全,是需要努力之方向。目前住宿型長照機構存有資源不足之問題,此連帶地影響照護品質、機構環境安全、轉型與設立意願、照護人員勞動條件不佳等問題,又縱使長照機構法人制度已建立了諸如權責制度、會計制度等規範,然尚不足以改善住宿型長照機構所陷於之困境。基此,本文希望透過將公司型

社會企業法制與住宿型長照機構做結合,使機構能以公司社會企業之形式,一方面藉由公益之要求,提醒經營者長照服務為對人服務之本質,不應過於追求利益最大化;另一方面藉由將公司型社會企業法制之導入,使機構擁有更為多元與彈性之經營手段,是以主要將長期照顧服務法、長期照顧服務機構法人條例之修法建議,分為內部治理機制與外部配套機制之建立與強化。於內部治理機制上,應於條文中明確界定機構之公益目的範圍、充實負責人受託人義務內涵,以及資訊揭露制度等使命鎖定之配套措施,強化機構之內部治理,使機構於增加資源籌措管道之同時,又能顧及照護品質與公益;另為減少住宿型長照機構轉型困難、鼓勵機構企業化經營以及協助機構順利推展內部
