減輕企業因COVID-19(新冠肺炎) 造成的營運衝擊,政府於2020 年3 月起對營運艱困的企業實施薪資補貼,以協助企業在不裁員以及減薪的情況下,維持員工就業及收入。本文建構一個封閉型經濟動態隨機一般均衡(Dynamic Stochastic General Equilibrium, DSGE) 模型,探討政府補貼廠商雇用員工薪資對總體經濟的影響。結果發現,政府補貼廠商雇用員工的薪資,可以增加勞工雇用量、勞工薪資、資本、資本報酬及產出。在勞工雇用量、資本、勞工薪資及資本報酬皆增加的情況下,有助於提升家計單位的所得及消費。當考慮政府用不同財政政策調整維持債務穩定時,發現相較於透過移轉性支出來

平衡債務,不論政府是以降低政府消費或提高綜合所得稅率維持債務穩定,此時政府補貼廠商雇用員工薪資更能增加家計單位的消費,但會降低勞工薪資、資本、資本報酬及產出增加的幅度。

近年來我國各地區房價持續上漲,諸如台北市區與新竹竹東之房價價位可謂高得嚇人,然而對於許多首購族群來說,如何挑選房子一直是一個熱門話題。在2020年新北市總人口數已達到403萬954人,是國內人口數最高的縣市。本研究以新北市板橋區公立國民小學區域內之房價為主要研究範圍對象。本研究採用特徵方程方法探討以教學品質為首的建物特徵對房屋價格的影響。教學品質由受教資源指標衡量,如每班平均學生人數、學校師生比例、學校獲獎次數、學生使用面積等;建物特徵包含房屋屋齡、電梯、車位、房屋型態以及樓層比,加上學區房屋附近的設施有公園、加油站、公廟和市場等。本研究實證結果顯示「教學品質」與「電梯」不論對有屋齡之房價或

無屋齡之房價皆有正向顯著性影響。此外,有屋齡在「公園、市場、加油站」與無屋齡在「總面積佔比、主建物佔比、額滿學校、車位、宮廟」等變數上分別對房價具有正向影響。而「自由學區」不論對有無屋齡之房價皆有負向顯著性影響,有屋齡在「總面積、樓層比、宮廟、額滿學校」與無屋齡在「樓層比、公園、市場、加油站」等變數上分別對房價具有負向影響。由結果可知,在板橋區不論是對現有之房產或是預售屋而言教學品質愈好其房價就會愈高。但在自由學區方面則反之。
