  本研究採取主成分分析建構投資人情緒與建商情緒,並以向量自我迴歸模型,探討投資人情緒與建商情緒對臺灣預售屋/新成屋市場以及中古屋市場之房價報酬和交易量變動的影響。  實證結果顯示,投資人情緒與未來中古屋房價報酬呈負相關,建商情緒與中古屋交易量變動呈正相關。其次,相較於對預售屋/新成屋市場的影響,中古屋市場較易受到情緒指標的影響。中古屋的訂價籌碼相對多元,而預售屋和新成屋的訂價主要是由建商決定,使得情緒指標在中古屋市場較具有影響力。最後,無論是預售屋/新成屋市場或是中古屋市場,建商情緒對住房市場的影響均大於投資人情緒。

本文主要以購屋者自住或投資的兩種不同角度,由家戶可支配所得指數與房屋租金指數,建立房價基值模型,使用的方法分別為向量自我迴歸模型與狀態空間模型,觀察是否存在房價泡沫化,過去許多文獻常以家庭可支配所得的觀點做推估,若以投資者的觀點來看,觀察房屋的租金價格,再做後續的分析也顯得格外重要。以所得推估的結果得知:台北2014Q2、桃園2020Q3與台中2014Q3的房價泡沫比例皆超過12%,而桃園2012Q2、2015Q2與2016Q2的房價泡沫比例更是超過15%,且共同點為台北、桃園與台中在2016Q3至2020Q2的房價泡沫比例皆未超過10%,而新北、台南與高雄的房價泡沫比例則在本文研究期間皆未

超過10%;以租金推估的結果得知:台北、新北、台中與高雄在本文研究期間的房價泡沫比例皆未超過10%。
